We are currently recruiting for the following positions based at our Henley offices:

Job Role: Pre-Contracts Manager  

Overview;

As a Pre-Contracts Manager you will be responsible for collating all contract documents, cost sheets, working out profit margin, formulas and pricing tender schedules.

Key Responsibilities

  • You will be responsible for putting together detailed scopes of works and programming whilst establishing and maintaining positive, effective relationships and communication with client, construction manager, project teams and subcontractors.
  • Reviewing all project documents, tender documents for completeness and accuracy.
  • Write and ensure execution of all subcontracts and purchase orders.
  • Prepare budgets in collaboration with Projects team
  • Develop preconstruction schedule and monitor progress.
  • Use project management and scheduling software consistently and accurately.
  • Responsible for managing costs and cost procedures during preconstruction.
  • Developing and collating contract documentation
  • Conduct team meetings and budget reviews.
  • Present job cost, scheduling updates, and budget updates at regular intervals.

Key Sills and experience

  • Excel proficient: confidently able to put together cost sheets, work out profit margins, formulas, and price tender schedules as well as PO trackers
  • Proficient in all other Microsoft software, including Teams and Outlook (emails and calendar) plus Projects (to put together construction Programmes)
  • Experience with Trello but training can be given
  • Estimating / QS experience within the construction industry highly advantageous, experience with costings essential
  • Confident liaising with both clients and sub-contractors
  • Ability to independently set up projects up to approx. £2mn in value, including meeting the client to take the initial brief, attending site with sub-contractors and / or designer to survey, liaising between client and designer/ Architect, putting together the budget/ collating costs/ estimating where required, writing a programme, independently putting together a License to Alter pack (putting together RAMS, programme, scope of works, project directory, some basic knowledge of construction contracts (JCT) or Letters of intent
  • Experience of submitting tenders
  • Ability to put together a detailed scope of works and programme following a site visit and explain to the design team any modifications to put together a set of proposed plans
  • 5+ years’ experience in the construction industry
  • Mainly London based, although will be required to visit our Henley office at least once per week (Monday) to engage with the team
  • Efficient; hard working, highly organised; attention to detail; motivated; independent; confident; responsive; ability to listen and communicate clearly both verbally and written; ability to work under pressure
